PriceLabs guide

Is PriceLabs alone enough to manage your revenue?

PriceLabs is one of the best pricing tools for short-term rentals and small hotels. But a tool sets prices from the rules you give it. Here is what it does well, where it needs a person, and how to tell if your setup is working.

We are an Official PriceLabs Revenue Management Partner and we run it on most of the portfolios we manage. So this is not an article against the tool. It is an honest answer to a question owners ask us every week: if I already pay for PriceLabs, why would I need anyone else?

What PriceLabs does well. It reads market demand every day, adjusts your rates for seasonality, day of week and how far ahead the date is, and pushes those prices to your channels automatically. It replaces manual pricing and Airbnb Smart Pricing with something far more consistent. For many single listings, a good setup is a big step forward on its own.

Where the tool depends on you. PriceLabs prices from the base price, minimum price, customisations and comp set that you choose. If the base price is wrong, every price it generates is wrong in the same direction. If the minimum price is too high, quiet weeks never sell. If the comp set includes the wrong properties, the market data it reads does not describe your guests. The tool does exactly what it is told, every day.

What a tool cannot see. Local events that are not in the data yet, a new hotel opening on your street, a ferry or flight schedule change, a bad review that is hurting conversion, or a listing whose photos and title are losing clicks. None of these are pricing problems the algorithm can solve. They need someone who looks at the calendar, the listing and the market together.

Stay rules and channels matter as much as price. Minimum stays, gap nights, check-in days and last-minute rules often decide whether a week fills. Rate parity across Airbnb, Booking.com and Vrbo decides whether the channels show your property. These settings sit around PriceLabs, and many owners never revisit them after the first setup.

Signs your setup needs attention. Your calendar fills very early at prices that feel low. Or the opposite: weeks stay empty close to the date and the price barely moves. You have not changed your base or minimum price since you connected the tool. You use the same minimum stay all year. Your occupancy looks fine but your nightly rate is below similar listings nearby.

So, is PriceLabs alone enough? For some owners, a well-configured setup reviewed a few times a season is enough. For portfolios, boutique hotels and high-value villas, the tool works best with a person behind it: someone who sets the strategy, checks the results every week and changes course when the market moves. That is the work we do.

If you are not sure which side you are on, send us your listing. We will review your PriceLabs setup, stay rules and channels and tell you honestly what we see, even if the answer is that your setup is already fine.
